TERMS &
CONDITIONS
1. You may occupy the
rental after 3:00pm. You must vacate the rental
by 11:00am. Early check-ins or late check-outs
must be approved in advance (See number 2 below)
2. You agree to pay a late
check-out fee of $25 per hour after 11:00am on the
check-out day. Late check-outs must be approved in
advance. For a convenience fee of $25 /hour and on an
"As Available" basis, you may check out as late as
1:00pm. All keys must be returned to the key box. A $25
charge will be assessed for lost or unreturned keys,
laminated map and/or plastic pouch.
3. You agree leave the
premises in a neat/tidy condition. You agree to wash &
dry all dishes and put away. Furniture may not be moved.
Furniture needing to be returned to its original place
will be considered extra cleaning. Guests shall not be
on the roof of any home, at any time. Charges will be
assessed against your credit card IF mistreatment,
damage or loss of items is found to have incurred or if
extra cleaning is required as a result of your stay.
Inventories and inspections are performed before and
after each tenancy. IF damages occur to vacation home
and/or property in excess of your security fee, guest
herein understands that all charges incurred over and
above said deposit amount shall be charged to guest's
credit card on file. Guest will be notified prior
to any charges.
4. You assume full
responsibility for any loss, damage, liability or
personal injury you or those in your party incur during
your stay. Guests agree to hold owners and agents
harmless and against any things including but not
limited to such matters as Acts of God/Nature, falling
trees, power outages, rain, sun, flood, weather and road
conditions, water or plumbing issues, fire, theft,
inoperable appliances or equipment, or other defects in
premises, not caused by negligence of the owners or
agents.
5. Security FEE
is to cover ACCIDENTAL damage to the home.
Damage costs incurred by deliberate abuse to the home,
contents, and/or property are liable to the guest on
record. If a fee is paid, all damages in excess of $400
will be charged to the credit card on file.
6. Security DEPOSITS,
if any, will be refunded to the address listed on the
contract (refunds are not credited to a credit card)
approximately 2 weeks after departure, less any
charges for damage to the home caused by you or members
of your party.
7. Should plumbing,
electrical or other problems arise during your stay, you
will notify the office immediately after
discovery so that repairs may be made. Problems reported
upon or after your departure will not constitute
a recovery of any kind. We do NOT offer financial
compensation in those events but do try to provide
rental compensation for a later time.
8. CANCELLATION POLICY
There will be a cancellation fee of 25% of the rent for
any cancellation made from the booking date until the
30th day before arrival date. There will be a
cancellation fee of 50% of the rent for any cancellation
made in the 15th day before arrival date, Cancellations
made in the 7 day period before arrival date will be
charged 100% of the rent/tax. Holidays and special event
cancellations made within two weeks off the arrival date
will be charged 100% of the rent/tax.
9. Smoking of any
kind is NOT allowed at any time in any
of our homes. Evidence of smoking is grounds for
immediate eviction and loss of security deposit/fees, as
well as an additional cleaning fee of not less than
$400.
10. Pets are absolutely
NOT allowed in the home (exceptions are
seeing-eye dogs, etc. Guest MUST inform Sea
Breeze Vacation Rentals at the time of booking).
Evidence of pets is grounds for eviction and loss of all
security deposit/fees as well as an additional cleaning
fee of not less than $400.
11. You agree not to
sublease the home during the time you have reserved. You
agree that doing so will void this contract and will
result immediate eviction of all guests and forfeiture
of all fees paid including any security deposits/fees.
This includes, but is not limited to, adding extra
guests that you have not paid for, parking excessive
amount of vehicles, and/or pitching of any tents.
12. You will notify Sea
Breeze Vacation Rentals of any changes in the number
or your party PRIOR to occupancy. Any increase in the
number of your party without first notifying Sea
Breeze Vacation Rentals will result in immediate
eviction and forfeiture of any security deposits/fees.
You agree to limit the number of guests to no more than
the amount listed on the original signed contract.
13. NO
weddings, receptions, parties or other gatherings are
allowed unless agreed to in advance and in writing
by Sea Breeze Vacation Rentals. Such use will
result in immediate eviction and retention of security
deposit/fees.
14. Sea Breeze Vacation
Rentals is not responsible for lost or stolen
articles. Any items left at the home will be returned
after notification by the guest to Sea Breeze
Vacation Rentals, and a minimum return charge of
$25.00.
15. Sea Breeze Vacation
Rentals reserves the right to move you and your
party to another unit should the unit your reserve
become unavailable OR we will offer a full refund.
16. Occasionally,
unforeseen circumstances may render the spas/hot tubs
inoperable. Due to our remote location, it is not always
possible to obtain replacement parts during your stay.
Sea Breeze Vacation Rentals regrets these unusual
inconveniences and we make every effort to compensate
guest for spa cleaning fees/services in such cases.
17. At times there are
weather conditions on the Mendocino Coast causing power
outages. We will do everything we can to lessen the
impact on you, to the very best of our abilities,
however we do NOT offer compensation in such cases. Also
we do NOT provide generators or bottled water to our
guests at such times. You will need to provide your own,
if desired. Also, phone services within the home may
become unusable if lines are knocked down. Sea Breeze
Vacation Rentals cannot be responsible. Cell
phones WITH COVERAGE IN THE AREA are strongly suggested.
18. You agree NOT
to build fires outside of the home, including fire pits.
Fireworks, tiki torches, space heaters, candles, any
type of fire devises are not allowed on the premises.
Evidence of these is grounds for eviction and loss of
all security deposits/fees and additional damage fees of
not less than $400.
19. At times, maintenance
personnel may be on the premises of a home for certain
issues (lawn mowing, watering, landscaping, etc) We make
every effort to schedule these arrangements when the
house id empty.
20. No feminine products
of any kind may be flushed, Proper disposal receptacles
are provided and must be used.
